Peaceful bolthole by the canal, with good transport links to the city centre

Lovely ground floor flat, ideal for one, plenty big enough for two if you’re happy with the 4’6” bed.

The flat is part of a small, attractive, well-kept development built around 2007 and is light, warm and comfortable. It faces NW and looks out over trees and playing fields, and the sunsets are sometimes out of this world. It's lovely and cool when the weather's hot but warms up quickly in the winter. There’s gas central heating and a HW tank.

It consists of an entrance hallway, a WC/washbasin, a utility room with washer/dryer, a large open plan living space and a large bedroom with ensuite bathroom consisting of WC, basin, bath and separate shower cubicle. There’s also a private terrace/decking area that gets the sun from about 4pm - nice for a late afternoon cuppa/early evening glass of something.

The bedroom has a standard double bed with a new very comfy mattress, feather duvet and pillows and a dual control electric blanket. The built in storage is pretty full with my stuff but there’s lots of space in the bedroom area for you to put suitcases etc. and hang clothes. Also a rocking chair and good quality mini hifi & speakers.

The living room is accessed via a large sliding door which I tend to keep open, and has three zones:
1: well-equipped kitchen/dining area with electric oven, induction hob, dishwasher, fridge-freezer and lots of cupboards and work space, great if you enjoy cooking. No microwave but there is a Sage mini oven which toasts and grills as well as being a very efficient oven with lots of different functions. Table and chairs; door to the decking.
2: seating area with very comfy sofa and armchairs, good hifi and CDs (mainly Classical), modest sized TV wired into the speakers, with Netflix. Also DVD player and some DVDs.
3: lovely Kawai grand piano, which you’re welcome to play (but be mindful of the neighbours!). Lots of piano music.

About the location

The flat is great for when you want some peace and quiet, as there's no through traffic. The development is right next to the canal towpath, and the Water of Leith walkway is a few minutes' walk away.

There’s allocated parking here but you really don’t need a car. The bus service is very good, and there are stops 8-10 mins’ walk away, giving easy access to all parts of the city. Slateford station is even closer, and especially handy if you want to be around the east end of the city as the train (one an hour) will take you to Waverley in 7-8 mins, much quicker than the bus at busy times. There’s also a secure bike store if cycling is your thing.

There are really good shops less than 10 mins' walk away: a pharmacy, Post Office/ newsagent and Margiotta, which is a real gem. It's an Edinburgh chain and sells a fantastic array of food, including locally sourced bread, meat, cheese and fish, as well as some Waitrose lines and a range of ‘Cook’ ready meals for when you’re feeling lazy. So I hardly go anywhere else, although M&S Food, Lidl and Aldi are also within walking distance. There's a good restaurant within 10 mins' walk too.

I don’t think you’ll need me to tell how marvellous a place Edinburgh is or give you ideas of what to do/where to go, but I'm happy to give advice and there are books and maps which you're welcome to use.
