Rural retreat with great views thirty mins from Edinburgh

This is a 1752 farmhouse modernised a few years ago with a large livingroom whose triple glazed glass walls look over the entire range of the Pentland hills. We are at the end of our own track, and the house is secluded by its own land, with a yurt and cabin, horses and wodlands. There are two upstairs bedrooms, two upstairs studies, and two downstairs bedrooms (one with a sofabed). The livingroom has an integral kitchen, underfloor heating and a wood-fired stove. We have a small wind turbine that provides electricity. The house backs onto a forest on the south with tracks for walking, or to the west you can access the Regional Park of the Pentland Hills through marked tracks. We lived here for the last 21 years, raising three children. We have a cat.

About the location

Although we are only 11 miles south of Edinburgh, the area is very rural, with small villages and market towns, and 30 kilometers of walking in Pentlands regional park within 2 kilometers. Tucked in front of a forest and approached by our own winding track, we are 300 metres above sea level.

- the dry ski slope at Hillend
- the climbing wall at Eden Rock
- the mountain bike centre at Glentress (rent bikes at Innerleithen)
- the Secret Herb Garden at Damhead
- the Free Company eatery at Cockdurno Farm
- the botanic garden at Dawyck
- and of course all that Edinburgh has to offer just 30 minutes to the north
