Traditional Edinburgh tenement flat

The property is on the ground floor and lower ground floor (to the rear). There is a small private terrace to the rear which catches the morning sun and has a nice green outlook, considering the central location.

The lounge, to the front of the flat, catches the afternoon and evening sun, with bay window.

There are 4 bedrooms - master bedroom with kingsize bed, one double bedroom and two single bedrooms. All good sized rooms.

There is a bathroom with underfloor heating and a shower room.

The kitchen is the best used room in the flat, with a range of spices, herbs and baking ingredients.

About the location

McDonald Road is in the residential area of Bellevue which has many local shops and services for everyday provisions. There's a Co-op over the road and a library nearby, with other shops, bakeries, pubs and lots of restaurants and eateries catering world wide cuisines, like Mediterranean, African, Syrian, Italian, Thai, Chinese, Indian etc.

Leisure facilities within the vicinity include the Playhouse Theatre, Omni Centre and the new St James Quarter, with Health & Fitness Centres, bowling and multiscreen cinemas. Calton Hill, the Royal Botanic Gardens and Inverleith Park and also short walks away.

The City Centre is within walking distance and excellent public transport provides quick and easy access to anywhere in the city. The new McDonald Road Tram stop opened in June 2023. It's part of the extended tram line that links the City Centre with the fabulous port of Leith (of Trainspotting fame) and Newhaven harbour, with the best fish and chips and outlook over the Forth estuary towards the Kingdom of Fife. The cosmopolitan Shore area of Leith is also on the route and offers an array of unique bars, bistros and restaurants.

There are plenty of exciting things to do in Edinburgh. With stunning architecture, endless winding streets and an awe-inspiring castle perched on a dormant volcano! There's the Old and New Towns of Edinburgh World Heritage site which UNESCO says "represents a remarkable blend of two urban phenomena: organic medieval growth and 18th and 19th century town planning". The Forth Bridge, only a bus or train ride away, is the City's other World Heritage Site. There are many festivals throughout the year, but August makes Edinburgh the festival City with the main International Festival and the Fringe, Book and Films festivals. Easter's focus is the Science festival and in the winter there's Christmas markets and Hogmanay celebrations. Plenty for all ages and all interests!
