Family home with off street parking and a garden near Portobello beach, Edinburgh

Our home is a 1940s bungalow with contemporary, colourful decor. We live here with our two small children and our home is well stocked with books, crafting materials and toys for little ones.

We have off street parking for one car at the front of the property, and parking on the road itself is free. There is side access to the garden through a gate.

Our bright yellow front door opens into a hallway with space for shoes, coats and a pram/bikes. There is also access to the loft (storage only) via a pull-down Ramsay ladder. Leading off the hallway is:
- The master bedroom, with windows onto the front and a UK king-sized bed. The windows are fitted with blackout blinds.
- Our home office/spare room, which has french windows into the garden and also a double sofa bed
- The small bathroom, with toilet, sink and an electric shower cubicle
- The family room, with a large L-shaped sofa and an armchair, a flatscreen TV, a bay window to the front of the property

You then walk through to our kitchen/dining space (dishwasher, washing machine, electric kettle, toaster, gas hob & electric oven, full-length fridge and full-length freezer), which has windows onto the garden and back-door access to the garden.

Off the kitchen is another small hallway (with a dressing-up box in it) leading to
- Main bathroom with toilet, sink, large bath with hand-shower, separate shower cubicle
- Our son's room, with a mid-sleeper child's bed (UK single)
- Our daughter's room, with a UK single bed and a cot

In the garden is a small patio area (with child's sand table and benches), a small shed with gardening equipment, a larger shed with space to lock bikes, a couple of raised beds of vegetables, an eating-apple tree, a child's playhouse (with outdoor toys stored inside), lawn space to play or picnic, a child's swing set and an adult double-hanging chair. There's an outdoor tap (cold water only), a double retractable washing line and a large rotary washing line.

From our home you are 2 mins walk from a bus stop with regular services into central Edinburgh (44, 124, 113) and can be on Princes Street in 20 mins when traffic is clear. You’re 10 mins walk from Scottish National Trust property Newhailes and the Weehailes adventure playpark. It’s also a great base for exploring the joys of East Lothian including award winning beaches, the fairy trail at Archerfield and a variety of museums.

It’s a 20 min walk into the centre of Portobello where you’ll find foodshops, some boutiques, a well stocked independent bookshop, decent cafe culture, the Portobello Swim Centre, soft play for little ones at Tumbles, delicious baked goods from Twelve Triangles. Sit in for wine and cheese at Smith & Gertrude, local flavoured sour beer at The Vaults, or pick up takeaway drinks from Beer Zoo, fish and chips from Joppa Rocks or one of the B-road variety of dine in or dine at home restaurant options.

About the location

We live on a quiet residential street at the Joppa end of Portobello, Edinburgh’s seaside district. It's an 8 minute walk from our home to Portobello promenade, a local seafood bistro at Joppa Rocks and - of course - the beach itself.

The nearest bus-stop is 2 mins away with regular services into central Edinburgh (Princes Street, Waverley Station, Haymarket Station). Keen cyclists can take the Innocent Railway route to bike into town. Central Edinburgh is an explosion of culture and fine dining, with the new St James Shopping Complex (inc. Everyman Cinema, late-night bowling and cocktail bars) now open. And, of course, Edinburgh Castle, Holyrood Palace, Dynamic Earth, the National Museum of Scotland, Edinburgh Festival Theatre...

The amenities of Portobello are also on your doorstep - local shops, butchers, bakery, fishmongers, Victorian Swimming Pool, wood-fired sauna, fantastic cafes and bistros.

Our home is a great base for exploring the Scottish countryside, towns and villages. We're particularly well placed for daytrips to Glasgow, the castles & museums of East Lothian, as well as wonderful East Coast beaches.
