Our house is in a lovely residential area close to public transport and the Lade Braes river and woodland walk into the town centre. We have plenty of parking at the front (3+ cars) and a good sized lawn garden to the rear. The house is child and teenage friendly with greeat internet throughout.

Downstairs, the property is open plan with a front lounge (with Smart TV) leading through to the dining room to seat up to 8. There is a pool table which can be put on top of the dining table, if you prefer to eat at the breakfast bar or on the garden patio.

There is a second sun room/sitting room (with Smart TV, Playstation and XBox) overlooking the rear garden. This area also has a desk and printer and use of a laptop can be arranged.

A large fully fitted kitchen with Smart TV and all modern appliances and a breakfast bar to seat four leads to a separate utility room with washing machine and tumble dryer.

In the hall, here is a downstairs toilet and stairs lead to the family bathroom with toilet, sink, bath and shower.

There are 4 bedrooms in total -

- One Superking bed (6ft) with wardrobe and drawers and space for a child/infant bed

- One Superking bed (6ft) with ensuite (toilet, sink, bath and rain shower) with wardrobe and drawers and space for a child/infant bed

- One room with one single bed wardrobe and drawers. On request, this generous room can be set with a second single bed

- One double bed with wardrobe and drawers in a smaller room with bed access from one side only

The grassed rear garden is accessed from the side gate of the house or from the rear of the kitchen. There is a large lawn and patio with dining table and chairs for 8, coal BBQ and firepit. There is a trampoline on the lawn, portable football goals and balls and Swingball.

The house is suitable for families with children and teenagers. Our wifi is excellent through and we have a Playstation and Xbox.

There is an external entrance suitable for wheelchair access. The downstairs toilet is small and not adapted. There are no downstairs bedrooms. The upstairs ensuite is spacious but it is not adapted.

About the location

Despite being set in the historic 'Home of Golf', this beautiful coastal town has a lot more to offer. Home also to one of the oldest University's in the world, there are great tourist attractions for both adults and children, good independent shops and fantastic restaurants. It's also a great base for discovering the fantastic Scottish scenery.

We are located in a residential street 1.5km from the centre of St Andrews which is a lovely walk along a woodland / parkland path. The route has public transport links.

Dundee is 30 minutes away with the new V&A Museum, the famoust Discovery Exhibition and a regenerated waterfront.

Scotland's captial, historic Edinburgh is just over an hour away. Modern vibrant capital city steeped in history, with stunning views and great shopping.

Glasgow is 1.5 hours away with an edgy vibe and world class shopping.

Castles and the highlands can be accessed within 1.5 hours.
