Signalman's Cottage

The house is a railway cottage, built circa 1852 when the railway came to Beccles. On the ground floor it has a kitchen/diner and a sitting room, and on the first floor it has 2 bedrooms and a bathroom. Its refurbishment was completed early 2020.

The house is approximately a 5 minute walk to New Market, the centre of Beccles, and a 12 minute walk to the river and Staithe.

Sitting Room: Seating for 4 people, with log burner, bureau/desk and side tables. The shelves have a selection of books on the local area, architecture and some children's books.

Kitchen/Diner: This is a compact room, but includes a range cooker with 6 rings and 2 ovens, fridge, washing machine and sink. The table seats 3 normally, but extends to seat 4 if needed. Kitchen equipment is relatively comprehensive, and extends as far as whisks, measuring jugs, scales, pizza trays, etc. Note that there is no icebox or freezer and no microwave.

Bedroom 1: 2 single beds, wardrobe storage (Includes iron and ironing board), drawers, side tables.

Bedroom 2: Bunk beds (Bottom bunk suitable for an adult, top bunk children only), wardrobe and drawers.

Bathroom: WC, basin and bath, with shower attachment and screen. Heated towel rail and extractor fan.

Please note that the cottage has a "Suffolk Staircase" this is a steep staircase that sits next to the main chimney. This is not suitable for infirm people and people with children should be careful. There is a door at the top of the stair with a high latch/handle so this can be closed at night. We have happily had children over ourselves, but feel I ought to point this out.

Heating is via electric convection heaters that are all thermostatically controlled. Hot water is from a pressurised hot water cylinder that needs to be heated once a day (which will provide for one full bath and some washing up).

Externally, there is a back garden but this is definitely a work in progress, so we are advertising as "no back garden"! The house sits close to the street and there are double yellow lines, but there is parking approximately 40m away.

The house is near the level crossing for the Beccles to Lowestoft line, there are two trains an hour peak and they pass one after the other. We are not disturbed in the slightest by the trains, but feel we should mention it just in case. Our son when younger was fascinated by them going by!

About the location

Beccles is known as the "Gateway to the Broads" and sits on the river Waverney, the most southerly of the rivers that comprise the Norfolk and Suffolk Broads.

Beccles is a rural market town, but has good connections to via public transport to Norwich, the local countryside (via the railway) and the coast including the famous sea side resort and beer brewing centre of Southwold and further south the Suffolk Heritage Coast.

For those after more hedonistic seaside fun, Lowestoft and Great Yarmouth are both within 20 minutes drive (GY longer if a weekend in the holidays) but also available by public transport.

Beccles itself has a range of good quality shops including Twyfords cafe, Seppings Butchers (Scotch eggs are amazing), Baileys delicatessen, Sweeties and various other specialist shops. Just on the edge of the town are Morrisons, Tescos and Aldi supermarkets and in town is the famous Roys of Beccles.

The town itself has some great things to do including swimming in the Beccles Lido, taking a performance at the Public hall, walking along the river to the Locks Inn (then getting the ferry back!), exploring the common and the marshes, hiring day boats, SUPs, Kayaks, etc.
