Duck Pond Barn
It is a listed barn conversion. Apart from a small gallery accessed by a spiral staircase from the snug the acommodation is on the ground floor. However, there are different levels so you should be aware that there are a few steps here and there. Much of the house faces south, so is bright and warm. The living accommodation is spacious and comfortable. It is ideal for families with members of varying ages.

Bedroom three can be configured either as a king sized bed with zipped mattresses or have two single beds

The propety is surrounded by a large garden which is mainly grass.
There is a small woodland and a pond. Families with small children should take precautions. The garden is a haven for wildlife. Ducks, pheasants, squirrels and deer are frequent visitors. There is a trampoline and small swing. A BBQ and garden games can be found in the workshop.
About the location
The house is situated in a quiet hamlet with a number of properties dotted around a village green and pond. There are many wallks from the house. The roads are quiet and suitable for cycling. A church, pub and a farm shop, Clinks Care run by a charity (great for fresh vegetabes ,meat and meat products) are within wallking distance. The delightful small town of Beccles, gateway to The Broads, is five miles away. Here you will find shops, pubs, cafes and restaurants. There a number of places with waterside locations. Local specialities include Fen Farm Dairy's award winning Baron BIgod cheese and Harris and James chocolates. There is access to the River Waveney for boating of all kinds and there is a heated outdoor swimmimg pool. Nearby are several golf courses. Somerleyton Hall with its maze and gardens and Raveningham Hall Gardens are a few minutes drive away. A little further away are a number of sandy beaches, so extensive they never get crowded. Gorleston-on-Sea is the nearest. The towns/villages of Southwold, Walberswick and Aldburgh are a forty minute drive. The beautiful and historic city of Norwich with cathedral, castle, museums, theatres and cinemas and the Sainsbury Centre (art gallery) is 15 miles away.
