Hunters Lodge is half of a U-shaped 1880s stone hunting lodge-cum-stables surrounding a private courtyard with ample parking and with a separate garden, located in a pretty village in Rutland, England`s smallest rural county.

There are 5 bedrooms comprising a large master bedroom with en-suite, 2 kid`s rooms with doubles, a guest bedroom with a king and another guest bedroom with two singles(can be placed together for a double). There are 3 loos and 2 showers upstairs (currently no bathtub), 1 loo and electric shower downstairs, a large and airy kitchen-cum-dining space with connected sitting room, a messy playroom for kids, a study-cum-music room, an entrance hall where dogs can sleep, a utilities room and a locked storage room.

Underfloor heating and radiators downstairs, radiators upstairs, hot water tank, all operated by gas central heating via two thermostats. The kitchen range has 5 gas rings and 2 electric ovens and there is a microwave. A utilities room has a washer and a dryer.

We welcome dogs; they can sleep in the hallway, have the run of the house downstairs, run loose in the courtyard and, under supervision as it`s not enclosed, in the separate garden. BBQ in the garden or courtyard, campfire in garden. Space for a tent in the garden. There is a public footpath popular with dog walkers directly opposite the house which takes walkers over fields for 2.5 miles to the villages of Market Overton and Barrow.

About the location

The village of Ashwell (pop. 300) is known for its beautiful stone houses and long stone walls. Most of the village is a conservation area with a number of listed buildings and houses of architectural interest. There are numerous walks and cycling options from the village to the surrounding villages (Langham, Whissendine, Market Overton, Barrow, Cottesmore).

Rutland (pop. 35k) is a rural country comprising two market towns, stone villages and a large reservoir. Our village is 4 miles from the market town of Oakham (and 9 miles from Melton Mowbray in Leicestershire) with large supermarkets, indie retailers and traditional weekly markets. We are 5 miles from Rutland Water, which offers a bird reserve (ospreys), fabulous walking and cycle paths, cycle hire, a popular aqua park, endless picnic spots, two sailing clubs, kayaking and paddle boarding. All of the villages around the water are worth exploring and most have good walks between them. There are plenty of pubs and restaurants in the villages (not in ours). Further afield is the Georgian town of Stamford and there are historical houses and gardens to visit within easy driving distance.
