Our home is a reasonably modern, clean lined and conventional brick and tile affair. It is very well set up for people who want quietness and peace. It is warm and sunny even in winter. The house is heated with two heat pumps.
It sits on a 1000 square metre plot of land surrounded by trees and gardens which we love to develop and maintain. The garden has traditional plantings and an extensive vegetable area. It is designed around This living style is admirably suited to a middle-aged or older couple (or two) who want to be able to lock up quickly and travel short or long distances knowing that all is safe.

This neighbourhood is one of the more sort after in Hamilton. The neighbours are nice people.
The home has a good sized lounge with a lovely sunny enclosed courtyard straight off it. The kitchen is efficiently designed and has quality appliances. The house has a double garage and separate laundry. We have a spa pool recently installed.

About the location

The district of Waikato has a rural dairying base and the longest river in NZ which flows from Lake Taupo through Hamilton to the sea. Hamilton is one hour from Auckland, New Zealand's largest city by far. Auckland has NZ's premier airport. Hamilton is the fourth largest city in our country placed by the river and surrounded by the green and verdant rolling hills of quality pasture. Consequently, much of Hamilton's industry is based around dairying. It is also NZs premier place for thoroughbred horse breeding.
Hamilton is known as the Garden City and has some striking tree-scapes, parks and Internationally recognised gardens. It is also well endowed with bicycle trails both within the city and in the countryside beyond.

Within no more than an hour's drive from Hamilton, one can reach several of NZs most visited tourist spots which, apart from site-seeing, offer opportunities for canoeing, fishing boating, surfing, cycling, tramping and skiing (in winter.)
