The house is located in West Yelland; a 20 minute walk, or 2 minute drive, to the picturesque coastal village of Instow. It sits equidistant between the 2 market towns of Bideford and Barnstaple (the regional capital of North Devon). It is positioned at the end of a housing development and backs onto fields. Just around the corner is a recreation field, and it is a very peaceful area. There are no shops in the village...all amenities such as village shop, post office, pubs and church can be found in Instow.

The house itself is approx 25 years old. Off the hallway is a generous kitchen and utility, downstairs loo, cloakroom and sittingroom/diningroom, leading through to an orangery. Upstairs are 2 double and 2 single rooms, and a bathroom. Outside is a garden with patio area, 10ft trampoline, playhouse and hot tub (though I cannot guarentee this will be running). 2 adult and 3 child's bikes are available, as is a bike trailer. Please ask for info on suitability. We also have a couple of body boards for children, and some wetsuits that can be borrowed.
