Victorian villa in quiet English village

We live in a quiet village in West Sussex, with easy access to the coast and lovely walks in unspoilt countryside. Our house is a Victorian villa with a twist - the Victorian part was built on the front of a C17 barn, so it is an interesting mix of high ceilings and cosy rooms. We have four large bedrooms (two double beds, two with single beds used by our children), plus a comfortable double sofa bed downstairs in the playroom. We have two bathrooms. The downstairs has a large open plan sitting and dining area (with a piano, keyboard and TV) and kitchen (aga, electric oven, large fridge/freezer). There is also a modern den (satellite TV, XBox), playroom, study (with lots of books) and utility room (washing machine, drier, chest freezer). Our garden is very private, gets lots of sun and has a BBQ, patio, small lawn and trampoline. We have mountain and road bikes for various ages/sizes. We overlook the village green with its little kids play area, and are next to an excellent gastro pub, The Crown Inn (www.floatingcrown.co.uk).

About the location

West Sussex is a beautiful part of the world, located between London and the south coast. Dial Post is very close to the South Downs National Park and forms part of the Knepp Estate (www.knepp.co.uk) which is a 3,500 acre conservation and nature regeneration area. We are surrounded by beautiful walks, woodland, wildlife and wildflowers. The Estate has introduced Exmoor ponies, Tamworth pigs, Roe and Fallow deer, and Old English longhorn cattle which roam freely. You can join one of their wildlife safaris or just explore the area on your own. The area is very popular with cyclists and most mornings there are cycle clubs and groups passing our door.

We have excellent road links to the south coast (beaches 20 minutes) and the vibrant city of Brighton (30 minutes), the market town of Horsham (15 minutes) and trains to London (under one hour from Horsham). The famous Shipley windmill is nearby, and there are numerous National Trust/historic houses and gardens to visit within a 30 minute radius. We have six lovely rural pubs within a two mile radius, all of which serve very good food as well as real ale.
