In typical townhouse fashion there are three floors and therefore three flights of stairs.
On the ground floor there is a utility room housing the washing machine and separate tumble dryer, a sink, the boiler and a WC / shower room. Also access to the conservatory and rear yard and patio.
The middle floor is an open plan kitchen, dining area and lounge. The kitchen is equipped with a gas hob, electric fan oven, a microwave and dishwasher.
The lounge is equipped with a plasma flat screen TV with cable channels, integrated stereo system and dvd player.

The garden is un-overlooked and backs onto woods giving privacy. There are two mountain bikes for use stored in the conservatory.

The gas, electric and boiler systems and components are insured against all breakdowns and sudden emergencies with nil to pay in the event of a call out.

About the location

The house occupies a quiet spot in the conservation area of South Benfleet by the estuary which leads into the River Thames to the west and the North Sea to the east.
One minute walk to the end of the road is Benfleet Rail Station where there are 4 trains an hour to Central London (40 minute journey) or about the same time by car depending on traffic and time of day. Note that parking in London is a premium and there is also a weekday charge to drive into Central London.
Adjoining greater London to the East, Benfleet is a popular habitat for city workers with the short commute to and from Central London. Although trains run close to the house, the double glazing drowns out almost all of the noise.
A few minutes walk away there are three historic pubs and the ancient St Marys church dating back to 894AD originally built by Anglo Saxons. There are a number of Indian and and Oriental restaurants and a couple of convenience stores all within a 10 minute walk.
If you enjoy walking or cycling you can follow the 'Roman Path' past the ruins of Hadleigh Castle to the quaint old fishing village of Leigh-on-Sea where you can buy fresh seafood and enjoy a drink at one of the old seaside pubs. There are many places of historical interest and importance around Essex, including Waltham Abbey, said to be the final resting place of King Harold following his death at the Norman Conquest in 1066. There are also lots of historic market towns in Essex including Dunmow, Thaxted Finchingfield as well as the nearby ancient witching villages of Paglesham and Canewdon.
There is an 18 hole golf course with club house within a 15 minute walk and a community sports centre with swimming pool and gym opposite. In good weather you could walk to the nearest beaches for a dip in the sea or sit and watch the world go by. Further along the coastline toward Southend-on-Sea you will find sailing clubs, a tennis club, a theatre, a promenade and bandstand and a some lovely seaside views.
