THE PROPERTY : this is a well maintained, mid terrace, attractive, stucco fronted Regency building with an open facing aspect; it is located in a very quiet residential street with virtually no passing traffic. The south west facing, spacious totally renovated two bedroom first floor maisonette is cleverly configured on 3 floors; it is elegantly and comfortably furnished with well chosen and much loved quality collectibles - a home of comfort, warmth and welcome.
There are technically 3 bedrooms but one, on the top floor, is primarily used as a study (but has an exquisite and comfortable antique French day bed which is often used by visitors). The master bedroom, on the maisonette entrance level, is adjacent to the drawing room and benefits from a high ceiling as well as French windows to the balcony. There are 2 bedside tables, good reading lights, a custom made headboard and 2 radiators on the central heating system. It has its own bathroom (with power shower and bath tub, lavatory, heated towel rail) en suite. The other bedroom (3.5 x 2.2m) is on the lowest level and has a trundle bed and is perfect for single occupation but it can be made up into a double – but, be warned, it is a tight squeeze as a double bed (if needed, sometimes I just take the second single mattress and put it on the floor in the master bedroom). It has a double glazed opening window, central heating, TV (with remote, DVD and Video), armchair, bedside table, reading light, free wi-fi, hairdryer, feather pillows and duvet and quality cotton bed linen. It has its own separate shower room (opposite the bedroom) with excellent overhead power shower, lavatory, basin and heated towel rail; the washing machine/dryer is housed in this shower room.
The light, high ceilinged drawing room is everyone's favourite room - it has a wonderful atmosphere with its high ceilings and so much light from the French windows to a wrought iron balcony. It has an easy to use gas log fire (as well as a large radiator on the central heating system), comfortable seating (comfy sofa, 2 arm chairs and other stools), TV, DVD and music system. There is a antique cherry dining table at one end that can be pulled out for use if needed (chairs and stools to seat 6).
The well designed kitchen is modern, compact and functional with a seat 2 breakfast table. It has a fridge, freezer, double oven with grill, 4 ring gas hob, electric kettle, toaster, etc (no microwave due to cancer risks).
This is my much loved home - I have lived here since 2006 and effected a complete makeover in 2008. It is a home of warmth, style and elegance - yet is truly a home, not a showcase. I treasure my possessions, gathered over the years from far and wide but I live in a relaxed and easy going fashion, with lots of friends and family visiting so the space has to work on all levels.

LOCATION : Pimlico (located between Belgravia and the River Thames) is exceptionally well served by public transport … Victoria Station, an 8 minute walk from the flat, is one of the largest train and bus stations in London and from which you directly access three wide reaching underground (tube) lines - Victoria, District and Circle. The mainline Victoria station provides overground trains to Gatwick Airport and the South West of England. At Victoria Coach Station, there are regular cost effective buses to all the main airports - Heathrow, Gatwick, Stansted and Luton - as well as to most parts of the UK.
In addition to the nearby Victoria and Pimlico tube stations, there is a wide network of buses available from the front of Victoria Station where a manned information booth provides excellent bus travel guidance. The 24 bus stops meters from the property and buses arrive every few minute taking you directly into the West End via Westminster Cathedral, Westminster Abbey, the Houses of Parliament, Whitehall, Trafalgar Square, etc.
Because of its central location, you can walk to so many places easily … Knightsbridge, West End, Chelsea, Southbank – all are within an easy 30 minute walk.
Pimlico is a hidden bijou part of London; it is a vibrant and buzzing neighbourhood with an abundance of international cafes, restaurants and pubs - Indian, Spanish, Thai, Brazilian, Mexican, Turkish, Vietnamese, Italian, English, Middle Eastern - all within a few minutes’ walk of the property. There are several supermarkets - none more than 5 minutes’ walk away. There also are numerous delicatessens and Tatchbrook Street Market (6 days a week) is just 2 minutes walk away. There are 3 cash ATM’s and a Post Office within 3 minutes’ walk.
