This is a spacious comfortable home which has been recently extended with new kitchen, skylights and large bifold doors opening to the terrace and garden. It has a central heating system including an underfloor system for the kitchen and snug.

On the ground floor the kitchen has a dishwasher/washing machine/electric induction hob/microwave/oven & grill/fridge freezer and air fryer. Off the kitchen through a glazed sliding door is a snug/second living room with a large Smart TV. There is a main living room at the front of the house which includes a Smart TV. Off the hallway there is a small under stairs toilet.

Upstairs is our main bedroom at the front. A second single bedroom used for laundry and a main bathroom with shower over the bath and a bidet ,basin and toilet. Also off the landing an open plan room overlooking the garden, arranged for desk and computer use.

The house is organised for two so we usually prefer to swop with up to 2 people. There is a second floor with a double guest bedroom and a separate new walk-shower, basin and toilet. There is also a small sewing room which can be used for clothes , storage etc.

From the kitchen you can step out onto a wide terrace shaded by an easily retractable sail shade, and furnished with small table and chairs for convenient outdoor dining. (The terrace store contains the garden hose and water softener for the house water supply). There is a garden trunk with cushions. Recliners and parasols are available. Steps lead down to a lower terrace and garden, dining table and chairs. Below is a small garden and lawn, well stocked with plants. At the end of the garden is a private studio.



About the location

The location is within easy reach of Bath city centre, either by bus or a pleasant 15-20 mins walk downhill (there is a path to avoid the busy road). It is within easy reach by car or bus of the Somerset countryside in other directions.

The local area has one of the largest range of local amenities in the city within a few minutes walk in two directions from the house. These between them have a wide range of shops, cafes, ‘take aways’ providing a good range of choices. For example there is an Italian Deli, health food shop, an excellent fruit & veg shop with middle eastern produce & daily artisan bread, a superb fishmongers with mainly sustainably sourced fish, a well established excellent butchers` too. There are several wonderful cafes, pubs, restaurants including Menu Gorden Jones, (book well in advance) also Indian & Thai restaurants/cafes, good fish & chips and a ready meal shop `cook` with home deliveries. Other shops of interest include a local bookshop, florists and ‘second hand’ shops.

There is excellent local produce which you can sample especially at the well known Farmers Market at Green Park Station on Saturdays. The city itself offers a fabulous choice of places to eat and drink day and night, and is popular for its individual shops, antiques markets and a visitor friendly atmosphere.

Local walking and cycling paths are within easy reach, including the Two Tunnels cycleway, the Linear Path, and a canal side path and cycleway which links Bath and Bristol. In the other direction this continues to Bradford on Avon and beyond.
The nearby Alexandra Park provides an overview of the whole city, and leads off with paths connecting to the local cycle paths and canal walks. There are local bus & rail services to Bristol City & the South West and Wales, Birmingham & The North. South to Dorset and the Coast or East to London, Bath Spa Station & Oldfield Park Station are within easy walking distance.

Bath is a world heritage city of great beauty and richness of culture with plenty to see and do all the year round, including; the Roman Baths and Pump Rooms, Thermae Bath Spa, the famous Bath Abbey & Crypt, Theatres, Museums, Art galleries, Concert venues, cinemas, live music venues, and many cultural festivals. The Cotswold Countryside and several National Trust properties and sites are not far away.

Reaching other areas of the South West and London is easy by rail, coach or car, and Bristol Airport is approx 45 minutes by car/taxi.
