A gentle eight minute walk takes you to the local train station that is a 14 minute ride to Glasgow?s Central station, the city's main passenger hub. Buses are just two minutes away, two separate services run every 15 minutes throughout the day, offering a direct route to the city centre and Glasgow?s School of Art, cosmopolitan west end, university, Hunterian Museum & Botanic Gardens.

Within fifteen minutes by car you can be at Glasgow?s world renowned Pollok Park (UK Park of the Year 2008) which houses the Burrell Collection or at Charles Rennie Mackintosh?s House of an Art Lover with its lovely affordable restaurant.

For golfers there are at least half a dozen playable golf courses within a 15 minute car ride- you can borrow Dave?s clubs and we will leave you a list of addresses and contacts. Famous Open championship courses are all within a day trip at Troon, (30 minutes), Turnberry (2 hours), St Andrews (2.25 hours) Gleneagles (1.5 hrs) Carnoustie (2.5 hrs).

You are a 30 minute drive away from the beaches in Ayrshire and Robert Burns Country. Edinburgh (we suggest by train), Loch Lomond and Loch Fyne [with its famous oyster bar] are super day trips and easily reachable under two hours.

We are also well place for routes to the Isle of Skye & the Highlands should you wish to explore further afield.

For foodies and shoppers there are some great spots. Good local tapas bar and supermarket just five minutes walk. We can help suggest places.

We live in an architecturally protected conservation area set on three levels.
At ground level we have three public rooms - a sunny lounge; a television room for family viewing and a separate dining room which leads to our retro style galley kitchen which overlooks our back garden.

Sleeping 7, we have flexible accommodation to suit all family groups, or just a couple who like a bit of space.

On the first floor there is a master bedroom (6 feet bed) with westerly aspect, another generously sized large double room (five feet bed) and a single room (3 feet bed). During early 2010 we converted our attic to form a fourth loft style bedroom offering panoramic views across the city where there is a (5 feet Ziplock) bed that can either be set as twin beds or as a double. There are wcs on each of the three levels: our hotel-style main bathroom has a huge deep tub and power shower; while we have a brand new shower room, again with power shower, on the top floor and a handy wc , just off the downstairs hall way.

We have solid oak flooring downstairs and lots of lovely traditional features that you would expect of a house built circa 1925. We've broadband wi-fi connection and a Wii.

We do have a little field spaniel called Budleigh who will have vacated the house for your visit. He is only allowed downstairs and never on the settees or chairs.

Externally we have a drive way and front and back gardens laid to lawn, with barbeque in the back garden possible weather permitting in the summer months.

We can arrange to let you drive our Audi A2 FSi 1.6 sport or possibly a Honda Civic auto.

If you are bringing young people we can arrange for them to meet local children their own age. [We are in the catchment for Scotland's best achieving secondary school so there are lots of families in the neighbourhood, just tell us if you are up for this and we can find you a friend.]

As said before we are open to offering a TWO centre trip for both this house and the smaller Edinburgh apartment. The Edinburgh apartment can also be available for the Festival as a non simultaneous exchange.

We are governed by the school holidays in summer 2012 which run from circa June 26 - Aug 18.
