We have an large open-plan kitchen, dining room with wood burning stove, lounge with french windows to garden, 3 bedrooms upstairs, family bathroom, master bedroom with balcony facing farmland and ensuite bathroom. One further double bedroom and large study with sofa bed. Wifi internet. Large garden with organic veg beds and fruit trees, wood store.

We are 10 minutes drive or 1 hour walk across fields to Leamington Spa, an 18th century spa town next to Warwick. Motorways and rail connections to Stratford-on-Avon (30mins), Oxford (40 mins), Cotswolds (40 mins), Malvern Hills (1hour), London (2 hrs). Lots of local walks along canals and farmland.

Easy-going cat, skilled mouser, needs feeding.
