Family friendly semi with large garden

Our house is situated overlooking the Aire Valley at the head of a friendly 1930's cul-de-sac, in the town of Horsforth. Tucked away from traffic & noise we are only a short walk to the local park & the main high street while only being a few minutes drive from open countryside in the nearby Yorkshire Dales. The city centre of Leeds is approx 7 miles away.

Our house has a large dining kitchen with modern appliances and a breakfast island. The sitting room has a large TV and a wood-burning stove. There is also a downstairs wet room (with shower).

There are 3 double bedrooms and a smaller bedroom with a family bathroom upstairs.

Doors open from the kitchen onto a patio and lawned garden which is fully enclosed and great for entertaining, there is a gas barbecue, a decked area, a tree swing and patio furniture.

We have a small Lakeland Terrier and the house is family friendly (you can easily get a pram in the hallway, the kitchen floor is fully tiled and there are no steps other than the stairs).

About the location

Horsforth is a traditional historic town recorded in the Doomsday book of 1086. It is located close to the medieval ruins of Kirkstall Abbey, the River Aire and Leeds-Liverpool Canal. It has a bustling population with good local amenities within a short distance including a super children's play park, a golf course, tennis clubs and leisure facilities. Horsforth is also home to the Leeds Trinity University.

Horsforth has its own railway station with regular trains connecting to Leeds, Harrogate and York. Local bus routes run from the end of the road. Leeds Bradford Airport is a 10 mins drive and we are also close to motorways (20 minutes from M62).

Leeds is a busy city with museums, theatres, modern shopping centres, cinemas, sports facilities and good direct rail links (London 2.15 hrs by train).

Bradford is approximately 8 miles away and hosts the National Media Museum, the Alhambra Theatre and is home to a great selection of curry houses and some fabulous ethnic department stores!

If you like hiking, the surrounding countryside offers a variety of options, from leisurely strolls around reservoirs or along the canal to more ambitious or challenging hikes across the moors at Ilkley or into the Yorkshire Dales.
