2 bedroom ground floor flat in lively part of Edinburgh, and close to a wide range of amenities and the city centre.

The property consists of:
2 large bedrooms - one a double; the other containing a set of bunk beds for our 2 small children

1 large bathroom with bath, shower, sink and toilet

1 modern fitted kitchen with gas hob, electric cooker, dishwasher, microwave, fridge-freezer, Nespresso coffee machine and all other major appliances

1 large lounge/living room with bed-settee, TV, DVD, Bose music docking station. We have unlimited Wifi and the TV is equipped with a Roku streaming TV service allowing access to a range of catch up TV services (inc BBC IPlayer, 4 on Demand, NOW TV, Netflix and more)

A long hallway which opens into a dining area with an expandable table and chairs for 4-6 people.

The flat is freshly decorated, child friendly, and pet-free. We also like art, and our walls are covered in work by young Scottish artists and photographers.

About the location

The flat is located in Leith, Edinburgh. Close to the port and easy to get around to explore all Edinburgh has to offer. Leith has many excellent restaurants, bars and shops.

Edinburgh is a very manageable city on foot or using public transport and we are located a few minutes away from a local park; 5 mins from the Royal Yacht Britannia; we are next to the Water of Leith walkway which can lead you to the Botanic Gardens (20 min walk). The city centre is 15 mins on any of the many frequent local bus services. One of the city bus tours runs past our flat and nearby Newhaven Harbour runs boat trips to islands in the Firth of Forth.

During Festival time (which starts in late July and runs to late August) the Fringe Festival, International Festival, Book Festival, Military Tattoo, Jazz Festival and a few others all overlap and the whole city becomes a venue with something for all tastes (including a growing 'free' fringe for those on a budget). During this period, every night ends with a firework display above the castle too.

Glasgow - home of great art, great shopping, and more - is 45 mins on the train. Dundee - home to the new V&A design museum (opening in 2016) is an hour north. And if you want to get away from it all you can be in complete wilderness in a couple of hours. That's before you even begin to mention golf and whiskey....
