A large, beautiful, and fully private home with ample parking in a quiet and leafy suburban neighborhood accessible to many restaurants, shops, boutiques, the Canadian border with Niagara Falls 20 minutes away, Toronto 1 hour away, Crystal Beach 30 minutes, and many Canadian outlet malls just over the border. Downtown Williamsville is 3 minutes away by car, or walkable in about 20 minutes. Elicottville is a 40-minute drive, as is East Aurora, Hamburg, and other sweet small towns and villages that are the essence of upstate New York, especially in the fall. If you enjoy winetasting, in 2 to 3 hours you can be in the finger Lakes region, and visit Watkins Glen while you are there, hike the Glenn which is one of the wonders of the world, or drive a little bit west and hike Lechworth State Park, filled with waterfalls in big cliffs. Have lunch at the Glen Eden. Many restaurants abound in my neighborhood, from pizza to fine dining. Downtown buffalo is like a neighborhood in the East Village of NYC with tons of nightlife, vibrancy, bars, restaurants, and outdoor concerts in the summer and fall. New York City is an easy getaway with a 6-hour drive east by car, train, or bus.

The home has 4 bedrooms and 2 bathrooms, There is also a third level movie room and wet bar with kitchen, gym, and additional fold-out bed. Large livingroom, large diningroom, spacious backyard with a hot tub, vegetable gardens, flower gardens, patio, grill, and children`s playset with sandbox. A pleasurable and private experience for families or solo guests in the guest room.

About the location

Walkable to parks with sidewalks through all neighborhoods, right up to downtown Williamsville. A number of Lake Erie beaches are 20 to 40 minutes away by car. Relax in the home with central air conditioning throughout, or a fireplace in the colder months. The large hot tub is nice for relaxing in any time of year; cooling off in the summer, or a hot winter soak outside!
