Comfortable 1950s Semi, 15 mins walk from town

Our semi-detached, 3-bed 1950s home is situated in a quiet residential street, 15 minutes walk from Leamington's picturesque town centre with its parks, shops, restaurants and the River Leam. There are two large double bedrooms to the front and back, with a third being used as an office/library. There is a small sofa-bed in the living room, and the larger sofa is long enough to accommodate an adult very comfortably. There is a family bathroom with a bath and shower over, an eat-in kitchen with views of the garden from the breakfast bar, and an L-shaped lounge with a dining area and comfortable seating for six adults.

We have wi-fi broadband, HD Sky TV, a DAB radio in the kitchen, a Wii with 4 controllers, and a feature gas fire in the living room.

Outside, there is off-road parking for 2-3 cars, plus unrestricted street parking, a large, fully-enclosed lawned garden (plus bench, table/chairs for four and a basketball hoop), plus a secure store for bikes. There is There is also a well-equipped children's play area accessible within a minute's walk, which is looked after by local residents and locked at night.

We have a Ford Fiesta or MINI Convertible available for car-swapping.

Dogs very welcome downstairs but please leave the lawn...erm... unblemished!

About the location

Royal Leamington Spa rose to prominence in the late 1700s and early 1800s, reflected in the Georgian and Edwardian architecture that dominates the town and means that much of the North side is a conservation area. Due to an heroic, year-round effort by the town council, there is a general sense that everything has to be cream, white, or have a hanging basket attached to it somewhere. Even the fire station has cream doors and hanging baskets.

Jephson Gardens, the town's main park, is a lavishly-planted and pleasant spot to enjoy a stroll, offering a large glass hothouse to wander round and a view over the river to the "Elephant Walk", where elephants spending their off-season winters in Leamington would come down to the river to bathe, in Victorian times. An easy, grid-like layout in the town centre makes exploring the shops and restaurants easy, with many of the independent and boutique shops situated on Regent Street and Park Street. Leamington is crammed with cafes and restaurants - check TripAdvisor for a full breakdown (including all the usual chains), but we'd recommend Coffee Architects for breakfast and coffee, the hidden delight that is The Emperors for superior (and quite posh!) Chinese cuisine, or the Star & Garter for really good gastropubbing! The Moorings, a ten minute walk from the house to the canal, is also lovely. In the evening, the local cinema (run by Vue but still housed in the original Art Deco building in the town centre) shows most current films. Essentially, Leamington feels a bit like a London village, but with fresher air.

Walking into town takes 15 minutes - alternatively it is a 10-15 minute walk/3 minute drive to the Shires Retail Park, with a selection of retail units such as Next, Outfit, Clarks, Mamas & Papas, New Look and Boots, plus Caffe Nero, Gregg's, McDonald's, KFC and a Frankie & Bennie's. It is a 3-minute drive to Sainsbury's, Morrison's Aldi or Lidl, or a 5/6 minute drive to ASDA or Tesco.

Neighbouring (and equally pretty) towns include Warwick, Kenilworth and Stratford-Upon-Avon (25 mins, book well in advance to experience a Royal Shakespeare Company performance), with the Cotswolds a half hour or so away for walking, antiquing and a surfeit of baked goods. The train station is a ten minute walk, with a direct line to London (1.5hrs), Oxford (40 mins), Coventry (10 mins) and Birmingham (30 mins, also stopping a ten minute walk from Warwick Castle, which is a 45 minute walk from our front door).

Leamington provides access to golf, tennis, boating and lawn bowls (we host the England National Championships and the Bowls England's HQ), all without leaving town
