Comfortable 99 year old, two-story, light-filled Spanish Mediterranean style home, in final stages of renovation & expected to be available for home exchanges by late November 2024.

There are 4 bedrooms (2 large & 2 small) & 2 full baths upstairs, and a half bath downstairs. The living room (with working fireplace), full dining room, kitchen & den are downstairs.

French doors open fron living room onto a deep, covered front porch which runs the full width of the house. The porch is a great place to sit & catch the prevailing breezes off Biscayne Bay & enjoy the birds in the huge old live oak tree that shades the house.

The renovation nearing completion includes an entirely new kitchen, half bath, and den downstairs & new shower bath upstairs.

There is a driveway for off-street parking, including a covered portico section which is an extension of the front porch. All windows are hurricane impact-rated & approved by the City of Miami Buildings Department. However, I am undecided about exchanging during hurricane season --- which runs from June through November --- & will consider requests, if any, for that time period on an individual basis.

About the location

The house is located in a leafy old neighborhood close to downtown Miami, and boasts a resident population of peacocks, along with the usual homeowners. It`s important to note that Miami is no longer a predominantly English-speaking city, with Spanish being the defacto, language.

The house`s geographic location couldn`t be more central for visitors wanting to explore, as it is equidistant from both City life & Atlantic Ocean beaches.

The house is:

(1) a nine block walk to Biscayne Bay & its primary business & nightlife/restaurant Brickell district;
(2) a five to ten minute drive or bike trip to the beaches of Key Biscayne, or the Coconut Grove historic village -- both locations offer boat rentals & boat tours, and bicycle, kayak, paddleboard, & jet ski rentals/instruction, and biking trails. Coconut Grove is a charming historic village with many restaurants & shops;.
(3) a fifteen minute drive or MetroRail (rapid transit train) to downtown Miami & its art & science museums, opera and ballet venues, etc.
A local bus stop is 1.5 blocks away & the main station of Miami-Dade County`s rapid transit system is an 8 block walk away;
(4) A 20 minute drive over Biscayne Bay to South Miami Beach & its water, historic & restaurant attractions;
(5) Everglades National Park is about a 50 minute drive away, as is Key Largo, the first in the chain of cays that ends, 90 miles from Cuba, in Key West. Key Largo boasts the country`s only underwater park & coral reef, with snorkeling available, along with both independent & guided scuba diving, including dives to the Christ of the Deep statue; and (6) A little closer to home, the Miccosukee Indian tribe operates airboat rides which take visitors into the swamps to view wildlife, especially the iconic alligators.
