A beautifully presented period two bedroomed cottage built in 1862 for the local agricultural workers. It is set on a hill overlooking an area of outstanding natural beauty (AONB) and backs onto a field that is often filled with deer. The cottage has a large enclosed garden and is suitable for up to two dogs and there is a patio with a comfortable sitting/eating area. The accommodation is spread over three floors and therefore unsuitable for people with limited mobility. The property has been recently updated and has a new kitchen, bathroom, and sunroom plus a utility room/laundry. There are two large bedrooms plus an additional walk-through study for access
. The main bedrooms have king-sized beds, one of which can be split into twin singles if required. The rear bedroom has an ensuite and the main bathroom is on the middle floor. The stairs between the sitting room and kitchen are quite steep and have a gate at the top. The sitting room has two comfortable sofas and an electric wood burner style fire plus a large HD television complete with an Amazon firestick with access to the main channels, Netflix, Prime, etc. The bottom floor includes a large kitchen/dining room plus the sunroom. The kitchen has a range 5 burner gas hob and three electric ovens/grill. There is a microwave, freezer, and large family-sized fridge plus ample storage space. The dining table easily seats up to 8 people. The sunroom has a glass pyramid (lantern) ceiling, bifold doors, two comfortable sofas, and a boot cupboard. Outside there is an outbuilding housing the laundry including a washing machine and tumble dryer.

About the location

Blockley is a sweet, friendly Cotswold village which while off the usual tourist radar is famous for being the location where Father Brown is filmed. It has a really lovely cafe/restaurant, a shop and two pubs. It is situated halfway between Chipping Campden and Moreton in Marsh - there are footpaths in both directions available from in front of the house. It is a very dog-friendly area and within 30 minute drive of Stratford upon Avon, Cotswold Water Park (where there are beaches and lots of watersports activities), Broadway, Bourton on the Water, Diddlysquat Farm, Daylesford Farm, Cirencester, Snowshill Manor, Hidcote and Sezincote Gardens and with easy reach of Birmingham, Blenheim, Oxford and Bath. There is a direct train line from Moreton in Marsh to London. It is within easy reach of the start of the Cotswold Way and is excellent for walking/rambling as there are footpaths all around the village. There is some limited public transport to the village but it would be best to have access to a car. We may be able to offer a car in the swap if necessary. There is off road parking for one car.
