A stunning grade-II listed 1680`s townhouse in the historic centre of Royston, Hertfordshire.

After dropping your car off around the corner in the secure off-road parking, step through the door to 28 Kneesworth Street, into our beamed open-plan ground floor sitting/dining room and kitchen. There`s a woodburner and supply of logs in the large Inglenook fireplace for those chilly winter nights. In the summer, head out through the conservatory into the garden where your hammock and barbecue await.

A twisty staircase leads up to the first floor lounge master bedroom with ensuite (with shower), main bathroom (with bath and shower), nursery, and upper lounge/office, which courtesy of its sofa-bed, can also serve as a double bedroom.

The final flight of stairs (up) leads to a further double bedroom - dual aspect windows keep it light throughout the day and while offering a view of the Old Palace opposite.

You`ll find a washing machine - and plenty of space for you to stash any bottles in the wine cellar which has been dug out of the rock below. That`s presuming you can find it; you`ll need to navigate a secret entrance (involving a bookcase) first.

As an older property, it has its quirks: the the main one being the stairs. They`re pretty steep (and without banisters), so the property wouldn`t be suitable for those who are less mobile or steady on their feet.

About the location

It`s a great base for those looking to explore the North Hertfordshire countryside, amble along the ancient Icknield Way, or access the slightly brighter lights of Cambridge (15 mins on train) or London (39 mins on train).

Our place is on the edge of the town centre, with pubs, restaurants and shops just a stone`s throw away and the station just a 10 minute stroll. You can however find yourself out in the countryside surrounded by fields, woodland and birdsong within 15 minutes walk.

There are a number of notable historic sites nearby, with the Old Palace of King James I directly opposite and Royston cave just a couple of hundred metres away in Katherine`s Yard.
